In a real estate market, like the shifting one we are in today, it starts with a good understanding and perspective of what is currently happening. It’s equally important to know all your buying and financing options. If you’re thinking or planning to buy a home now or in the next 3-6 months, you should start the real estate and mortgage process today. Call a knowledgeable broker and/or a lender. There are many reasons why you should start now, and we’ll break them down for you. Ultimately, you want to put yourself in the best possible position so you can be ready to move on a property whenever the opportunity presents itself.
 
 
This Fall, Get Your Ducks in a Row with Your Real Estate Agent and Mortgage Lender!
  • If you are planning to buy this coming spring, now is a great time to start the real estate and mortgage process. By starting now, it will allow you plenty of time to get your ducks in a row well in advance of purchasing a home.
  • Real Estate Agent: Have them set you up with a MLS search, visit open houses, browse homes online, etc. Doing these things will not only show you what is out there but will help you to get a better understanding of what you are truly looking for. We recommend making a “must have list,” in order to prioritize your goals.
  • Mortgage Lender: By getting your affairs in line now, you will get a strong handle on your personal finances. It is important to have your documentation and data reviewed by a professional, who can provide you with a clear picture of your buying parameters. By doing this now, you will put yourself in the best position to be ready to jump on an opportunity. This will be even more important in the busier, more competitive, spring market.
 
Winter is Historically a Slower Month.
  • Today, sellers are not seeing multiple offers, like they were seeing over the past two years which means that many sellers are willing to do seller contributions, credits, interest rate buydowns options and flexible terms for buyers (vs. buyers previously who were having to wave contingencies, inspections, etc. in order to have a chance at buying a house). We point this out because should you find a home now, it’s a great time to buy!
  • Just because you go under contract in the fall or winter, doesn’t mean you can’t negotiate a spring close.
